Red tape usually refers to the approvals, regulations, permits, reports, and compliance requirements involved in getting a building approved and constructed legally.
There is an increasing number of approvals and permits required to obtain construction consent for a building project. Many projects require 6 or 8 separate approvals. An architect understands planning rules, building codes, and approval processes, and as such are well placed to be able to design the works around these requirements, navigate, interpret, and manage them on your behalf.
While conventional wisdom suggest that these approvals simply need to be obtained, the task of coordinating these approvals, in the correct sequence with the appropriate outcomes become a management exercise within itself. Increasingly, these applications are becoming more onerous, more rigid and more impactful upon the planning timeframes and design outcomes of a building project.

A heritage architect is a Registered Architect with specialist training and experience in the conservation, restoration, and adaptive reuse of heritage places protected under Australian state, territory, or local heritage legislation. Buildings and structures may be registered as having heritage significance at local state or national level.
Australia has strict heritage protection laws. Poorly planned works can lead to rejection of development applications, fines, or irreversible damage to significant places. A Heritage Architect understands how to blend modern building requirements while respecting and preserving heritage value.
Heritage Architects may be recommended or mandated if a building has particularly or recognised heritage Significance. In some situations, it may be sensible to employ a heritage Architected to adopt a sympathetic design approach even of the building is not (or has not yet) been formally recognised.

Coastal environments are harsh and complex. Salt air, high winds, moisture, erosion, corrosion, and strict planning controls mean a standard design approach often is not suitable to be applied to a coastal location.
Just as a local Architect will be well place to understand the local conditions, an Architect experienced in designing and maintaining building in coastal locations will be better prepared to design appropriate building for coastal conditions and to appreciate the impact that the climatic conditions will have on a structure close to the coast.

An Architect is a registered and legally recognised professional who has completed accredited university degrees, several years of supervised practical experience, and passed a formal registration exams. Only someone registered with their state or territory’s Architects Registration Board can legally use the title “Architect.”. Architects must also maintain professional indemnity insurance and commit to continuing education requirements.
Architects have a broad range of skills and knowledge, from design and construction to planning project and contract law, project management, tendering, contract administration and legal compliance.
A Building Designer is a person who designs buildings but is not required to be a Registered Architect. Their training can range from formal diplomas and degrees to practical, self-taught experience. The title “Building Designer” is not legally protected in Australia. The licensing requirements for Building Designers: vary by state. In some areas, building designers must be licensed, while in others, they may not need formal registration.
Architects typically provide a wide range of services, including initial design concepts, detailed design development, contract documentation and project management. They often design and construct more complex buildings or building with more complex circumstances, construction techniques or approvals processes such as heritage buildings, public spaces and project extensive requirements.
While Building Designers may have a strong knowledge of building codes and regulations, these are typically contained to particular areas of interest such as residential projects or specific types of commercial construction such as factories or shops. They typically offer various services, from initial design concepts to documentation and can also manage the planning permit and building permit process for their clients.

Building Designers fees are typically less than that of an Architects fee. The services available and offered by a Building Designer however are also less of that of an Architect.
Typically, an Architect will provide a greater suite of services, they will apply a greater level of expertise and will accept a higher level of responsibility than a Building Designer and as such their fee will be higher. On simpler projects, an Architect also can provide reduced services, more akin to those provided by a Building Designer.
Both Architects and Building Designers play important, and often complementary roles in the construction and design industry. While there is some overlap in the type of projects Architects and Building Designer work on, once a package of appropriate services is established, there is usually less overlap in practice. The choice between the two often depends on the scale and complexity of the project, and hence the professional services required for commission.
For larger, and/or more intricate projects, non-residential projects, or, as is increasingly common, where the authority controls are complex, an Architect may be more appropriate, however, a Building Designer may be able provide effective solutions for more routine residential and smaller-scale projects at a lower cost.
